Lot 22 may be one of the easiest lots to picture if your priorities are convenient access and being close to the amenities.

Sunrise Water Two is a surveyed 0.630-acre lot with a shared entrance with Lot 21 and utility access right off Betty Gap Ridge Road. The lot borders the Sky View Park and Adventure Waters area, putting future recreation close by while still giving the homesite beautiful natural light—morning sun toward the front and sunset light toward the back.

Adventure Waters is currently under construction and is planned as an aerated swimming and recreation area with a walking path and illuminated fountain. Cast Away Fishing Pond is also under construction within Sky Ridge. Established community features include Sky View Park, Sky Ridge Overlook, the Boulder Trail and hiking areas throughout the development.

That combination makes Lot 22 interesting from both directions. An STR investor can build around convenience, amenities and the mountain experience guests want, and existing rentals within Sky Ridge Retreats are already producing well. Someone building a personal cabin gets an easy-to-reach homesite without giving up the recreation and scenery that make the development special.

City water, underground electric and high-speed internet are available. Sky Ridge's roads are well built and maintained, and all owners—including Lots 21 and 22, which are accessed directly from the main road—have access to the gated community amenities.

Daniel Boone National Forest borders Sky Ridge, with Cave Run Lake and Red River Gorge nearby. A separate pay lake is also being built across the road. It is not part of Sky Ridge Retreats, but it will add another recreation option close to home.

For a smaller modern cabin, second home or STR where guests can step outside and actually use the community, Lot 22 makes a lot of sense.
